A busy month.  SCA continues to monitor planning applications in your neighbourhood, and as usual we ask you to help by submitting objections.

An increasingly common problem is developers buying up houses and using the gardens to build more houses.  This is difficult to stop because housing is most profitable and current legislation classify gardens as brownfield rather than recreational or open space. The council can reject overdevelopment but want to make ‘best use of land’ meaning high density housing throughout Guildford.  Like many people, SCA recognise the need for more housing but we want better infrastructure and these garden grabbing schemes are not providing this, nor the affordable homes so desperately needed in Guildford.  These schemes upset neighbours and generate more traffic.  One solution is not to sell our houses to developers.

SCA wish Phil and Wyn Knapp every happiness in their new home in the Bristol Area. Many of you will know them as leading lights in the area, involved in many community organisations and have fought long and hard to make Stoughton a better place to live.  Phil is always ready to take on the council, rallying his neighbours in Waltham Avenue, and has stood on the pavements of Grange Road protesting against the traffic.  I am sure that Phil will give ‘em hell if they step out of line in Bristol!

SCA is planning to update its web-site, so please reply to this email if you have ideas of what you would like to see.  Already one idea is for us to provide web-pages for local community groups and organizations that do not have their own web-site.  If you know anyone who is interested please let them know.

Plymouth Brethren Meeting Hall, Shepherds Lane 07/P/01772

If you think this land should be used to build something other than 7 houses, then please submit your objection as soon as possible.

 

The GBC Open Space Audit 2006 says there is a deficit of community and recreational facilities and open space in the borough and particularly in Stoughton.  This meeting hall is an existing community facility and the land should be retained for local community use. The applicant does not indicate what contribution will be made for provision elsewhere in the locality.

 

This will have an unacceptable effect on neighbour’s amenity, due to  proximity, size, overbearing, overshadowing.  The applicant has indicated existing drainage will be used but regular localized flooding demonstrates this has proved inadequate.

 

There is insufficient parking and no cycle stores.
» 72 Waltham Avenue, 07/P/01934 GU2 9QE. 

Erection of a pair of semi-detached houses, following demolition of existing dwelling and garage. This the 3rd attempt by the owner to squeeze in a pair of semi-detached houses, following demolition of existing dwelling and garage.  Access is very limited and there is insufficient space to ensure cars will not have to reverse; the bulk and size of the building will still be out of keeping; there will be further loss of privacy to houses at the end of Waltham Avenue.

» 28 Woodbridge Hill, 07/P/01957.

Application for a semi-detached house, with demolition of existing annexe.  This will be out of keeping with surrounds; will be too close to adjacent properties; cars will have to reverse onto the busy main road

» 43 Woodside Road 07/P/01935 Westborough

This is a repeat of a previously refused application to convert an existing house to form two, two bedroom flats with two storey rear extension.  Again, it has inadequate parking, is out of keeping with its surrounds and doesn’t respect building size and lines.
» Keens Lane, 07/P/01809 Worplesdon

This application is to finalise the detail for 36 houses and flats, car parking and a children’s play area.    This scheme has already received outline approval in October 2006, so you can only object to the detail, not the scheme itself.

Support the Community Centre

SCA and the Community Centre Project (SCCP) have been trying to establish a purpose-built community facility in Stoughton since 2002 when the QE Park developers promised us a two-storey building.   The latest rumours are the developers are going to build three storeys on the space next to Budgens and lease the ground floor as retail units (maybe estate agents) and the top floor and attic for community use.  We have asked how all that will fit?
