Unlike most Estate Agencies we do not make Non Refundable charges to tenants such as:- Admin charges, key money, charges for drawing up contracts, and reference checking. . . However you must have someone who is a house owner sign our Guarantors form, and you will have to find a deposit (bond) which is only refundable after a minimum let period of One Year.

 

No rent in advance as long as it is paid weekly by a Bank Standing Order

Rents are exclusive of utility charges i.e. Electric, Gas, and Council Tax.

Our Tenants have the reassurance of 362 days per year person to person phone contact should they have any problems. Essential  repairs i.e. heating will be performed if necessary the same day including Sundays.

 

 

Applicants:-

Strictly Non Smokers only. Failure to correctly declare as a smoker would result in losing your initial deposit.

 

Only persons over 25, and with the exception of the over 50s in full time employment, not self employed.

 No Cats or Dogs, sorry.

 

 

Tenants must be of a quiet disposition!

If you are inclined to play loud music, have noisy guests round at night; there are plenty of other Landlords and Letting Agents in Ipswich who will take you, as long as they get their rent!
