We also offer other loft related services and packages to allow customers to make the most out of their lofts. Floor boarding, lighting, insulation, enlarged openings and roof lining are also available .

Floor the loft

We only use the highest quality tongue and groove flooring boards. The floor boarding is always screwed and never nailed. Electric cabling is always protected and marked for future reference. This type of floor boarding is suitable for general storage purposes. Once completed, it allows safe access to probably the largest single open space in your home. Not only is it great for storage, it allows easy access to services inside the loft like boilers, tanks and alarms without the danger of putting your feet through the ceiling.

Plastic and Metal Traps

Please note that some new homes have a plastic push up trap door and a plastic lining. A new hinge down trap door cannot be fitted to the plastic lining, the screws will work loose with the continuous operation of the trap door. In these situations, the lining is removed and a new planned timber lining is made with new architrave added to dress the ceiling. There is an additional charge of £45.00 for this service.

Roof Lining

Some homes have been re-roofed without a felt lining between the tiles and the battens. As a result dust and grit can penetrate into the loft space, where it often accumulates for many years. The loft may become unusable as a thick layer of dust settles on everything. A special building product called Tiline will overcome this problem. It is a black sheeting product with thousands of tiny perforations. The perforations are small enough to prevent the dust and grit from penetrating into the loft but large enough to allow adequate ventilation into the loft space. Once your loft has been relined, you can reclaim this valuable space for storage.

Insulation

Adequate insulation in the loft will save on heating bills.  It should be a minimum of 4 inches (100mm). This thickness used in conjunction with flooring boards will provide a good level of insulation. Without flooring we would suggest a minimum of 150mm.

Enlarging an Existing Opening

On occasion the existing loft opening isn't large enough to allow sensible access. Most openings can be enlarged to allow  the user easy entry and exit into the loft space. The enlarged opening is usually run in the same direction as the joists. It is completely reinforced, relined and architrave added to complete the opening. A new trap door is made and finally the ladder is installed.

Loft Lighting

Lighting the loft with fluorescent lighting will trasform it. A fluorescent tube gives almost 5 times as much light as a filament bulb of the same wattage,it also has a life of around 7500 hours. Two 4 foot fluoresecnt lights will illuminate the loft just like any other room in the house. A singe tube will provide more than sufficient light to see clearly throughout the loft.
