Planning permission is required where 'the
carrying out of building, engineering, mining or other
operations on, over or under land or the making of any material
change of use of any buildings or other land' is involved.
Planning permission ensures that the local
environment is not compromised by new developments. Local
Authority policy is set out in the County Structure Plan which
is validated by central government.
If your proposal lies
within an area of outstanding natural beauty,
conservation area or other designated area you will need
planning permission for any changes.
Permitted Development which can apply to
small domestic developments do not need a planning application.
There have been recent changes to the permitted development on a
building which can be viewed through the
planning portal
When you sell your
house you will need to show you have appropriate
approval for any changes you have made. If
you are in doubt about the validity you can apply fro a
Certificate of Lawfulness
Planning permission should not be confused
with
Building Regulations.which
are required for all structural work including drainage
and minor extensions.
