Building Regulations

Any structural or drainage  work including extensions to domestic properties  will require Building regulation approval.

We will provide a detailed specification with your drawings and required  sections  and amend them  where necessary as requested  by the local authority inspector .

This is approval for the specification of  materials and methods used in  construction.  Building Regulations are overseen by the local authority inspectors and a certificate of completion  for  new works is required by Solicitors on the sale of a property.

Building regulation approval can be obtained in advance of work starting ( Building Certificate)  or while construction is in progress ( Building Notice.)   

Some  out buildings are exempt from building regulations . It is possible to gain retrospective approval but evidence will need to be given to show that the construction meets with today's standards.

 

 Reports from other agencies

 

Below are a number of reports which may be needed for planning, the agencies for which we will liaise with should they be needed.

 

Structural Engineer

 

In some circumstances, building control officers will require structural calculations or site investigations.  In this event we are happy to recommend a structural engineer and will contact them for you to negotiate directly.

 

Drains surveyor

 

If your proposal is within 3m of a public sewer  the local water authority will  make contact  for a build over sewer agreement.  They recommend local companies who can undertake the required CCTV surveys in this instance.

 

Arborculturalist

 

Large trees can cause problems with foundations so sometimes  tree surveys are required  detailing size and species within 30m of the proposal.  In this instance we can contact a local arborist to support you.

 

Sound Insulation Consultant

 

Sound insulation is essential in conversions to flats and a sound test is required on the completion of the works.  The local authority have  lists of agents who can provide this service.

 

Heating Consultant

 

Where there is excessive use of glass  or in a new development, a SAP rating is required to show that there is adequate insulation. 

 

Fire Officer

 

Fire Regulation Layouts may be requested for flats and commercial premises. 

 

Solicitor

 

Party Wall Agreement

 

This is a legal agreement with your neighbours in the instance where elements of your proposal encroach on the boundary  or you have a shared wall. This agreement can be drawn up by your solicitor.
