In addition to drawings the following reports
may be
needed for planning,
the agencies for which we will liaise with should they be
needed.
Aborist's
Report
Many trees are protected and if your proposal
is within 10m of a protected tree an arborist's report and
method statement will be required.
Structural Engineer
In some circumstances, building control
officers will require structural calculations or site
investigations. In this event we are happy to recommend a
structural engineer and will contact them for you to negotiate
directly.
Heating
Consultant
Where there is excessive use of glass or in
a new development, a SAP rating is required to show that there
is adequate insulation.
Design
Statement
A design statement may be required to
support an application in a sensitive or conservation area an we
can contact a planning consultant with detailed knowledge in
this instance
Transport
Report
In the event that sufficient parking is not
available for a town centre development a transport report
detailing all local amenities in walking distance may overcome
objections.
Party Wall Agreement
This is a legal agreement with your
neighbours in the instance where elements of your proposal
encroach on the boundary or you have a shared wall. This
agreement can be drawn up by your solicitor.
Land
Survey
Should the proposal be on a site of variable
levels or the boundaries be under dispute a detailed land survey
may be required.
Flood Risk
Assessment
Where the proposal lies within a flood plain
or adjacent to a water causeway, a flood risk assessment may be
requested. This is provided by environmental consultants.
Photographic
/Artistic Impression
In some circumstances a photographic/artistic
impression of the proposal may assist an application .
Fire
Officer
Fire Regulation Layouts may be requested for
flats and commercial premises.
