JMVS Villa - Terms and Conditions

Booking. A provisional booking date may be held by telephone for four days pending receipt of a completed booking form and full deposit or payment, as appropriate. Only persons named on the booking form are allowed to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any person not shown on the booking form will be asked to leave. Our Florida State Lodging Licence permits a maximum of 10 people staying in the villa.

Deposit. A deposit of £100 per week, or part week, is required with the completed booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable, but will be deducted from the full rental amount due.

Balance due. At the time of confirmation, an account will be issued showing the balance due. This is payable eight weeks prior to the rental start date. Bookings made within eight weeks of rental start date are payable in full at the time of booking. Full details of key collection, security deposit, location of our management company offices and our villa will be sent to you after full payment has been received.

Payment types. We can accept payment by personal cheque (£ Sterling or US Dollar) subject to sufficient time to clear the cheque, usually 7 working days for £ Sterling and 14 working days for US Dollar. We also accept payment via PayPal for which we charge an additional 2.5% on top of the total value due as a receiving fee.

Non payment of balance. The owners reserve the right to cancel the booking if payment is not received by the due date.

Cancellation charges. The client may cancel the booking at any time after it has been confirmed. The person who signed the booking form must make the cancellation in writing. The following cancellation charges will apply:

Amendments. Alterations to a confirmed booking can be make at the owners discretion and the clients request. Any increases in rental (i.e. extended stay or seasonal rates) will be charged accordingly. Changes need to be notified in writing by the person who signed the booking form together with any increase in rental.

Arrival / Departure. The rental commences at 4pm on the day of your arrival and ceases at 10am on the day of your departure. The property will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes. Bed linen and towels are proved. Our management company, on a weekly basis, carries out lawn and pool care. A telephone is available for your use in the house. Local calls are free of charge, but you will need a prepaid phone card or credit card for long distance or international calls.

Security Deposit. A security deposit will be taken by our local management company in case of breakages or damage to the premises or contents, telephone calls other than local ones, cleaning costs in excess of those normally incurred. They operate two choices of security deposit payment, which will be explained in full when registering.

Force Majeure. The owners or owners agents cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay, please contact our management company.

Liability. The owners or owners agents do not accept any liability whatsoever for death, personal injury, accidents, loss of damage to persons or personal effects however caused. Please bear in mind that the villa is situated on a community that consists of both residential and vacation homes. Therefore the owners or owners agents cannot be held responsible for any construction or alterations to existing properties or any noise as a result thereof on or around the housing development.

Pool Heating. If pool heating is required this must be requested at the time of booking. This is an additonal charge and this must be paid for with the final balance. In the event that the pool heating has been requested and paid for the owners or owners agents cannot guarantee the temperature of the pool, as this will vary according to various factors, the main one being the prevailing weather conditions.

Inventory Iteams. No inventory items may be removed from the house. This includes linens and towels. Any breakage or damage must be reported to the management company immediately.

Description and Information. We endeavour to provide an accurate description of and information about the property. We cannot be held responsible for errors or misrepresentations made which are beyond our control. We accept no responsibility for and shall not be liable for failure of equipment in the rental property (including pool heater), nor for the breakdown or withdrawal of facilities on the development. Any failures of equipment should be reported to our management company and they will make every effort to rectify the fault with minimal delay.

Insurance. Clients are strongly recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accidents, sickness and damages.

Documentation. All passports, visas and health certificate requirements are the clients' responsibility. We accept no responsibility for any delay or expense incurred through any irregularity in such documents. Any cancellation made due to the inability of the client to conform to such requirements will be subject to the stated cancellation charges.

No Smoking Policy. The owners would be grateful if you would respect their no smoking request.

Pets. Pets are not allowed on the premises under any circumstances.
