1 MONTH'S RENT IN ADVANCE, PLUS 1 MONTH'S RENT IN HAND - (The latter is not a damage deposit. It cannot be held against apparent damages. It is taken merely to ensure the Tenant gives us at least 1 month's notice. It is used up as a credit for the last month's rent. You give us notice and tell us you are therefore not paying this month. If you have just paid your rent as usual, just before you give notice, a pro-rata refund is given for the proportion of rent remaining due for that month, and at that stage, on giving the notice, leaving you the room for one month, without paying, and thereby automatically giving us our month's notice.

Please note: The standard AST agreement which is effective for 6 months and guarantees your tenancy for at least 6 months as per statutory law, (provided you are not in arrears, have not paid rent late, or have acted anti-socially, in which case a Section 8 can be served), technically also makes the Tenant liable to pay the rent for full 6 month term also, if he decides to leave before the end of the term.

A standard Section 21 notice requiring possession is issued at the same time as the AST, which means that if your tenancy goes 'periodic' i.e. goes past the expiry of the tenancy and expiry of the Section 21 notice, you will have been effectively served notice already, and no further notice is required unless you have indicated that you wish to renew your contract in writing to us.

I.e. a possession order can be sought on the strength of the Section 21 notice served at the outset, (which has been served at least two months before the end of the term in accordance with statutory law) at any time after the tenancies fixed period has ended without further notice.
