MINUTES

Matters arising from the Minutes of the last meeting of 23rd November 2004

·    It was mentioned that No 2 Dee Avenue appeared to be vacant.
·    Contractors at Millom Court were not yet on site.
·    That THT was converting to a charity to enable VAT tax to be recouped.
·    Altrincham Area Housing Panel is now to meet Bi-Monthly at Altrincham Trafford Direct / Library Building.
·    Minor Works Walkabout is now brought forward to take place in February.

The Minutes of the last meeting of 23rd November 2004 were accepted.  

Audra Brandy now takes over responsibility for Tenant Involvement from Debbie Gorman who has now moved to Old Trafford Office.  Audra Brandy can be contacted on 0161 912 5809.

HOUSING MATTERS:

Stock Transfer will take place on 14th March 2005 there will be a reorganisation of offices and staff will most likely move to Altrincham soon.

Minor Works Projects List:  A shortlist of suitable projects is in the course of being drawn up with the aim to secure funding for several Minor Works projects on Broomwood.
Two Budgets existed for Minor and Capital projects: A rolling program of work was discussed involving the improvement of communal entrances to flats on Dee Avenue and Redbrook Road, the existing entrances being very substandard at present.

Whilst discussing the above items: It was noted that since our November meeting there had been a spate of quite serious damage to property on Broomwood, problems had occurred at the Briarfield Shops, the Pub Wall at The Broomwood had been all but destroyed, and there had been smashed windows at Kentmere Road Development (In course of construction) and with several J.C. Decaux Bus Shelters too. 
Also there had been some fly tipping along historic sections of Brooks Drive there it was suggested that YCS would be able to assist by performing a litter-pick etc to clear up the Drive.
There had been a few problems as a result of the closure of Altrincham Youth Centre to the Young People, a set of issues around AYC was who was in fact responsible for the site and the cleaning of it.
It was mentioned that Irwell Valley and TMBC had joined in a contract to keep the Five Aside Pitches maintained for at least a period of five years by virtue of the Wates Houses refurbishment contract. (It was pointed out that the nets, on the highly successful pitches, and associated equipment there needed very urgent attention etc. - floodlighting was still out of action after several weeks.)

LAUNCH EVENTS:

It was considered that to celebrate Housing Stock Transfer (14th March) that at Millom Court and potentially Newbury Court there should be launch events programmed to take place during May - It was proposed to contact Tina Huxley to see if some planting of flowers could be arranged could take place at Millom Court on completion of the works there etc.
It was hoped that the over 50's club could be involved in the event.

PORCHES:
Contractors are to be on site to complete the work to porches commenced about two years ago, questionaires had been returned by most residents.

CENTRAL HEATING:
Flats at Bamford Gardens were now due to have the existing warm air central heating replaced next year over sixty properties are involved in the conversion improvements.

Opening Hours at Redbrook Road Housing Sub Office:
·       MONDAY 9:30am to 12 Noon.  (WEDNESDAY NOW VACATED)
·       FRIDAY   9:30am to 12 Noon.  

The above times may be subject to some temporary change during the relocation of staff to Altrincham, also the contractor for the works on Broomwood may well be working from the office for several weeks too.
