Most serious is the water penetration in the roof, which has
affected the brickwork (see right)- note the discoloration. Water
has frozen and thawed, causing a crack. This matter is urgent.
The occasional slate has slipped down, and the gutters need replacing. The stonework needs attention. Inside, there is rising damp and extensive woodworm. Possible costs run from £50,000 - £150,000.
